I’v been approached by these people prolly coz i’v loads of investments in india and always willing to invest into more…Can anyone give me the idea about buckden and if anyone can contact planning commission making sure that it DOES NOT come under green belt area andwhen can we expect planning rights issued, here they say around 4-5 yrs…

Buckden is a pretty nice part of England, relatively quiet, near cambridge & bedford. At the moment its probably just on the edge of being a good place for commuters to London. This is what will really effect your price of selling the house. It has no train station of its own, but its about 15miles from bedford and cambridge which have good train links. You could expect decent house prices here, estimate around £300k for a 3bed. But the 4 bed they show could be a lot lot more, maybe £400k.
Their figures for potential plot price look a bit optimisitc. They’re saying without planning permission your plot will go up 2000% in 15 years, seems a bit crazy. But then again houses are in big demand in the Uk especially in these kind of areas.
For £12,500 a plot, and house builds around £200/250k (hazy estimate, having done any cals on QS for a while) depending on finishes there is a profit to be made IMO.
As for greenbelt, not 100% sure,but land is being opened up all the time as the government have promised X amount of new house before 20xx.
As for planning permission depends how the plot is submitted. If everyone submits together its going to take a lot longer, and also depends what red tape locals, environmentalist and other objectors bring up. A smooth planning application can be done in a couple of months. But due to the size of the entire development I wouldn’t say more than 6 months for a full plans application (including liasing with planners) if there are no problems with greenbelt.

good analysis and some real stuff to discuss with these people now, is there a way we can get in touch with planning comission directly, like if i can call them from india and enquire about a certain piece of land, will they give any type of information? i think i should buy it out anyway and as for the sold marks…i bet thats not true as i have 15 days to decide really…
You’d need to contact the local planning authority. I think it will be Huntigndonshire, but I’ve found bad news

Sounds like its been marketed cheekily maybe. Best bet would be to phone the council and say you’ve been offered this land, what is the current state of play? What are the real chances? They’ll probably be happy to speak to someone.
But there is a housing demand and restrictions might be lifted, but obviously its a gamble. The longer you hold onto the land at £12,500 the more it will increase, especially if restrictions are lifted, but if it remains argricultural land, then its worth very little.
Also it is possible this is a tactic to deter people from buying the land, as they’d probably prefer if one developer did a scheme rather than 300 individual ones…not sure. Best bet is to phone and ask. hope that helps
