I agree with von, it is a little hard on the eyes. You could also work on the typography. It seems almost generic to me but I guess it fulfills its purpose.
To me, I think the color scheme needs to be completely revamped. When I think of a website that contains houses for sale on a lake, my first impression is a bright website with blues or greens. It gives the feel of a lake/open area. The red seems to kill it for me. And I especially don’t like the gray text on the red background.
Personally, I think the text and layout have good spacing. One thing, I would change up the logo a little. It looks a little bland and just kind of blends in to the site (I didn’t even notice it at first) since it’s the same font as the rest of the page copy.
Also, I think there should be a little more contrast between menu links and hovers. On one of my monitors at work, I can’t even tell it changes.
It get’s frustrating to have to scroll down to see the content and then scroll back up to navigate to another page. I’d say, but the navigation bar under the main photo.
